Hays Recruitment in Manitoba has partnered with our client who is looking to add a new Property Manager to their team.

Your new role

The Property Manager will be an integral part of the team, interacting with other Property Managers, Accounting, Building Technicians, Development, Construction and Tenants.

Job Responsibilities:
• Oversee all day-to-day building and site operations, including management of onsite staff
• Conduct regular property inspections and ensure that maintenance and repairs are completed in a timely and cost-effective manner.
• Develop and maintain positive relationships with tenants, vendors, and contractors.
• Professionally and courteously handle all inquiries, feedback, complaints or concerns. Ensure a high level of tenant relations is maintained through regular contact and proactive attention to tenant needs.
• Implement policies and procedures to ensure that properties are operated efficiently and in compliance.
• Manage tenant move-ins and move-outs
• Operate properties in accordance with the management contract and approved annual budgets. Be responsible for ensuring all Property Management policies, procedures and operations are executed to standard.
• Authorize work and purchase orders to approve limits. Review and approve invoices according to standard policies and procedures.
• Negotiate with vendors for cost-effective equipment and services including, but not limited to, maintenance contracts, and supplies.
• Offer support with rent collection and conduct rental account reviews as necessary.
• Keep track of and manage property utility accounts.
• Monitor and update tenant insurance expirations, ensuring current certificates of insurance are obtained. Develop and maintain building procedures and supervise building operations, utilizing building staff as appropriate.
• Develop and implement plans and procedures for property security.
• On-call emergency response, as required

What you'll need to succeed

• 3+ years of experience in commercial property management

• Excellent organizational, time management and prioritization skills, including the ability to multitask with competing priorities.

• Excellent understanding of business professionalism and the ability to work effectively under pressure within a fast-paced team environment.

• Excellent communication and interpersonal skills, with the ability to interact effectively with tenants, vendors, and staff.

• Attention to detail

• Positive attitude and a desire to help others.

• Strong computer skills and proficiency in MS Office applications, including Outlook, Word and Excel.

• Valid Driver’s License.
