Depending on your interest, the director can provide you with experience in other aspects of accounting like corporate accounting, project accounting or other aspects. This role cover both commercial and residential properties.


About the role:


  • Prepare and analyze month-end and year-end financial statements and management reports, including variance analysis ensuring accuracy, deadline delivery and compliance for both residential and commercial properties
  • Prepare NR4 for non-resident investors
  • Prepare and monitor budgets for each property, tracking actual expenses against planned expenditures and identifying variances.
  • Perform management fee billings, rent roll billings and tenant chargebacks
  • Prepare and file tax returns for each property, including income tax, property tax, GST/PST and other applicable taxes.
  • Documents and records regular financial transactions through journal entries and maintains the general ledger for properties and companies under management.
  • Prepare and reconcile CAM statements for each property, comparing the estimated and actual CAM charges paid by tenants and homeowners and ensuring compliance with relevant CAM policies, regulations, and contracts
  • Works with property management and leasing teams to provide timely accounting information and responding to leasing and property management requests
  • Assist with special projects, including new property set up, sale of property, and other duties as assigned
  • Effectively work with the controller on internal processes and support financial reporting


What we are looking for:
  • Education in Accounting or a relate field.
  • At least 3 years of experience in property accounting, with either residential and commercial properties or both.
  • Experience with sage 300
  • Excellent communication and interpersonal skills, with the ability to work effectively with property managers, leasing agents, auditors, and other stakeholders.
  • Ability to work independently and as part of a team, and to handle multiple projects and deadlines.


Compensation:
Education Support, 85-95K Salary plus bonus, 3 weeks vacation and closed around Christmas time, hybrid, mentorship and growth opportunities.
