Hays Recruitment has partnered with our client in Edmonton who is looking to add a new Licensed Property Manager to their team to manage a mixed portfolio consisting of commercial and residential properties.


Your new role

As a Licensed Property Manager, you will be responsible for the day-to-day maintenance of the rental assets, communicating with the tenants, managing the move in and move out process with tenants and all other functions relating to management and maintenance of the residential rental assets.

  • Coordinate and supervise maintenance and repair work, including hiring contractors and ensuring work is completed satisfactorily.
  • Respond to tenants' requests and repair needs. Coordinate and ensure all maintenance and repairs are conducted in a timely and cost-efficient manner and establish positive and professional relationships with tenants.
  • Maintain property budgets for maintenance and repairs.
  • Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased and ensuring validity of certificates of insurance.
  • Negotiate and manage lease agreements. Address prospects' inquiries, requests, and concerns promptly.
  • Oversees the lease enforcement process by approving prospective resident applications, renewal leases, conducts periodic property inspections, follows proper notice requirements, evicts residents, and collects late fees and other charges as allowable and stated in the terms of the lease.
  • Schedule property viewings, inspections, and maintenance activities.
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
  • Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.
  • Promotes client satisfaction and retention through timely reporting and ongoing communication about the performance of the property and responds quickly and with urgency to client/owner concerns, issues, questions, and requests. Also gain owner’s approval for repairs per management contract.
  • Manage any legal issues, such as property disputes or code violations.
  • Suggest and execute property improvement projects to enhance property value.
  • Performing tasks related to rent and rent collection on a monthly basis, including preparation of collection files for overdue accounts.
  • Complete and approve security deposit statements and charges upon moving out.
  • Collaborate with the leasing manager on lease renewals and negotiation.
  • Practice excellent resident relations through regular resident visits to ensure concerns and complaints are dealt with in a timely, professional manner to ensure long-term tenancies.
  • Manage renovation requests, and coordinate contractors for the same.
  • Participate in peer coverage of other property portfolios during vacations and absences as needed.
  • Stay informed about local, state, and federal laws and regulations pertaining to real estate and rental properties.
  • Ensure compliance with the Residential Tenancies Act in all procedures.
  • Manage property-related paperwork and documentation.
  • Other duties as assigned.

What you'll need to succeed

  • A high school diploma or equivalent from an accredited institution, a college degree is an asset.
  • Real Estate - Property Management license, as required.
  • 5 or more years’ experience as a residential/commercial property manager.
  • Proficiency in Microsoft Office and property management software in order to complete required reports.
  • Excellent verbal and written communication skills.
  • Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters.
  • The ability to work on a flexible schedule, including weekends and holidays.
  • Must have a reliable vehicle.
