Hays Recruitment is partnering with a key client in the Ottawa area to recruit a skilled and experienced Building Operations Manager for a prominent complex. This is an excellent opportunity to join a dynamic team and contribute to the smooth and efficient operation of a high-profile property.
About the Role:
Reporting to the Assistant Property Manager, the Building Operations Manager is responsible for all building services and technical operations maintenance activities. This includes managing human and material resources, ensuring service excellence, and maintaining long-term asset integrity, all while adhering to established policies and procedures.
Key Responsibilities:
- Oversee the operation, maintenance, and repair of all building systems (electrical, mechanical, fire protection, BAS, etc.).
- Ensure adherence to corporate sustainability and GHG reduction policies, including building certifications.
- Lead, supervise, and manage building technicians and other operations staff.
- Conduct regular inspections of all building systems.
- Manage the preventative maintenance (PM) program (using Angus).
- Oversee daily service call completion through Angus.
- Assist in budget preparation and monthly forecasting.
- Enhance tenant satisfaction and maintain positive occupant relations.
- Oversee contractor pre-qualification and on-site management, ensuring health and safety compliance.
- Manage procurement in line with company policy, ensuring cost-effectiveness.
- Maintain up-to-date system SOPs.
- Oversee maintenance team performance and provide training as needed.
- Collaborate with the Property Manager on the annual planned repair program and project delivery.
Qualifications:
- Minimum five (5) years of experience in a similar management role within the commercial office building sector.
- A college diploma or university degree in a related field.
- Strong knowledge of building systems functionality and operations.
- BOMA SMA, SMT, or equivalent designation is an asset.
- Advanced computer literacy, including proficiency in Excel, Microsoft Office, and CMMS/property management software.
- Exceptional leadership, communication, problem-solving, and interpersonal skills.
- Ability to work independently with minimal supervision.
- Must already possess or be able to obtain Reliability level security clearance.
- Strong financial acumen.
